    To all People to whom these Presents shall come Greeting Know ye that I Samll Bragdon of York in the County of York within his Majesties Province of the Massachusetts Bay in New England Coaster for and in Consideration of the Sum of two hundred Pounds in Money to me in Hand before the Ensealing

    hereof well and truly paid by Henry Simpson and Josiah Linscot both of sd York both Husband Men in equal Proportion viz One Moiety thereof by sd Linscot and the other by sd Simpson the Receit where of I Do hereby acknowledge and my self therewth fully satisfield

    and contented and thereof and of every Part and Parcel thereof Do exonerate acquit and discharge them the sd Henry Simpson and Josiah Linscot their and each of their Heirs Execrs and Admin's forever by these Presents have given granted bargained sold aliened conveyed and confirmed and by these Presents Do freely fully and absolutely give grant bargain sell aliene convey and confirm unto them the sd Henry Simpson and Josiah Linscot and to their Heirs and Assigns forever a certain Parcel of Land lying in the Township of York containing fifty Acres which was formerly granted to Matthew Austin and by him given to his Daughter Isabella the first Wife of me sd Samuel Bragdon and afterwards viz March 13. 1715/16 confirmed unto me at a legal Town Meeting then holden in York and lies on the South Side of the Land formerly granted to Mr Rishworth bounded as follows beginning at a great White Oak Marked four Sides standing on the South East Side of the Way to Sturgeon Creek and then running South South East one hundred and twenty Pole to a Pine marked. four square and then West South West sixty seven Pole to a white Oak Tree marked four Square then North North West one hundred and twenty Poles to a white Oak marked [307] four square standing on the South Side of the Way abovesd and then East North East to the White Oak first mentioned as by York Town Book may appear To have and To hold the sd granted and bargained Premisses with all the Appurces Priviledges and Comodities to the same belonging or in any wise appertaining to them the sd Henry Simpson and Josiah Linscot in severalty and to their respective Heirs and Assigns forever To their only proper Use Benefit and Behoof forever And I the sd Saml Bragdon for my self my Heirs Exects and Admin's Do covenant promise and grant to and with the sd Henry Simpson and Josiah Linscot and their Heirs and Assigns that before the Ensealing hereof I am the true sole and lawful Owner of the above bargained Premisses and am lawfully seized & possessed of the same in mine own proper Right as a good perfect and absolute Estate of Inheritance in Fee simple And have in my self good Right full Power and lawful Authority to grant bargain sell convey and confirm said bargained Premisses in Manner as aforesd And that the sd Henry Simpson and Josiah Linscot their Heirs, and Assigns shall and may from Time to Time and at all Times forever hereafter by Force and Vertue of these Presents lawfully peaceably and quietly have hold use occupy possess and enjoy the sd demised and bargained Premisses with the Appurces free and clear & freely and clearly acquitted exonerated and discharged of from all and all Manner of former and other Gifts Grants Bargains Sales Leases Mortgages Wills Entails Joyntures Dowries Judgments Executions Incumbrances and Extents Furthermore I the sd Sam! Bragdon for my self my Heirs Execrs and Admin's Do covenant and engage the above demised Premisses to them the sd Henry Simpson and Josiah Linscot their Heirs and Assigns against the lawful Claims or Demands of any Person or Persons whatsoever forever hereafter to warrant secure and defend by these Presents In Witness whereof I the sd Samuel Bragdon & Lydia my Wife in Testimony of her full and free Consent to this Bargain and Sale and Relinquishment of all her Right of Dowry and Thirds in the Premisses have hereunto set our Hands and Seals the 22d Day of May in the first Year of his Majesties Reign Annoqr Domini 1728 Signed Sealed and Delivered Samuel Bragdon (Seal)
